In our experience, managed tenancies tend to last longer and many corporate tenants prefer them for ease and efficiency. For landlords, it also means less time negotiating and liaising with tenants, dealing with the day to day management and upkeep of your rental property.

DRAFTING TENANCY AGREEMENTS

Once a tenant has been found and an offer accepted by the landlord, we will draw up a tenancy agreement that is checked by our trusted external legal firm. This tenancy agreement will comply to the latest legislation ensuring that both landlord and tenant are satisfied with the agreement. The Tenancy Agreement takes into account the wishes of both the Landlord and the Tenant until a mutual solution is reached for both parties. The document details the terms, payment details, length and wishes of both parties.

REFERENCING

David Astburys conduct full and detailed referencing to ensure that the tenant is in a viable position (both financially and legally) to take up residence within the respective property. The tenancy needs to be realistic for both parties which is why we undergo such stringent checks.

ANNUAL INSPECTIONS

An annual inspection is carried out by a dedicated David Astburys Property Manager to ensure that the property is in the best possible condition. Some faults may go unnoticed by either the tenant or landlord but your dedicated Property Manager will undergo thorough checks to make sure everything is as it should be.

RENEWALS

When the time comes, your Property Manager will conduct an inspection of the property and establish whether the tenants wish to renew their agreement. If any changes are to be made both parties will be notified and the change will be actioned once the landlord has agreed to the change. There is a small fee to pay for renewals.

PROPERTY SERVICES

When moving in and out of your property David Astburys provide services to ensure that every step runs smoothly. We will help tenants move in and one of our Inventory Clerks will produce an inventory checklist. Our Inventory Clerks are established members of the ARLA run Association of Professional Inventory Providers. David Astburys also assist in the moving out process.

RENT COLLECTION & DEPOSIT PROTECTION

Upon the Landlord’s wish, the collection of rent can be handled by David Astburys, we will collect any outstanding payments from the tenant promptly and efficiently. Landlords can be safe in the knowledge that their rent is being taken care of with David Astburys full compliance to the Tenancy Deposit Protection Scheme (TDPS). David Astburys currently use My Deposits and the Tenancy Deposit Scheme to ensure that any money paid in as a deposit is ring-fenced and kept safe.

KEY HOLDING

David Astburys offer the added peace of mind of holding a set of keys in case of emergencies. In the unfortunate event that your keys are misplaced, we can be there with our spare set to give you access to your property.

FREE BASIC LEGAL ADVICE

As well as all our other comprehensive property management services, we can offer basic legal advice for any stage of the property chain at no extra cost. Our advice is un-bias and is presented as an honest representation of the current situation at hand.

MAINTENANCE & OTHER ISSUES

David Astburys work with several reliable and reputable tradesmen and aim to resolve any issues that may arise as quickly as possible.

  • We repeatedly check and monitor their work and pricing to ensure our landlords get a fair deal.
  • We only use companies providing the very best quality of workmanship on behalf of our clients, however if you have a particular tradesman you wish to use then we are more than happy to implement this for you.

We are also able to provide information on the following services:

  • Landlord’s contents and buildings insurance.
  • Tenant’s contents insurance.
  • Professional inventories.
  • Building services – plumbers, electricians, builders, decorators, etc.
